Introduction & Background

A spec home project can be a significant undertaking, requiring substantial investments of time and money. To reduce risk and achieve a high return on investment, it’s essential to develop a strategy for building the right home—one that sells quickly and for a premium price.

As Montana’s popularity continues to rise, buyers from across the country are increasingly drawn to properties that offer solitude, privacy, and convenience. Five-acre lots are perfectly positioned to meet these demands, providing an ideal balance of space, accessibility, and stunning natural beauty. By understanding market trends and buyer preferences, developers can create spec homes tailored to this unique market, ensuring both profitability and buyer satisfaction.

At Ad Astra Property Group, we believe in informed decision-making when it comes to real estate development. To help landowners and developers maximize their return on investment, we conducted an in-depth analysis of 494 properties sold in Southwest Montana since January 1, 2020.

Focusing on newer homes built between 2018 and 2024, our study aimed to determine the ideal characteristics of a spec home designed specifically for a 5-acre lot. Here are our key category findings and recommendations for building the perfect spec home:

  1. Single-Story Homes Outperform Two-Story Homes

  2. Ideal Size: 2,500–3,500 Square Feet

  3. 4 Bedrooms and 3 Bathrooms

  4. Outdoor Living Spaces Are a Must

  5. Energy Efficiency Matters

Our Analysis: Trends and Insights

From our study, we identified several key trends that shape buyer preferences and market demand for spec homes on larger lots. Here’s what we found:

1. Single-Story Homes Outperform Two-Story Homes

- Higher Price Per Square Foot: Single-story homes consistently achieved higher close prices per square foot compared to two-story homes.

- Broader Buyer Appeal: Single-story designs cater to families, retirees, and buyers seeking accessibility and convenience.

2. Ideal Size: 2,500–3,500 Square Feet

- Homes in this range balance affordability and functionality, appealing to buyers who value spacious living without the excess of larger homes.

- Larger single-story homes also fit the scale of a 5-acre property, offering a natural and proportional aesthetic.

3. Bedrooms and Bathrooms

- Bedrooms: 4 bedrooms provide flexibility for families, guests, or a home office.

- Bathrooms: A layout with 2.5 or 3 bathrooms ensures convenience and functionality, especially for families or buyers who host visitors.

4. Outdoor Living Spaces Are a Must

- Buyers of 5-acre lots often prioritize outdoor amenities. Including features like a covered patio, wraparound porch, or fire pit can make your spec home stand out. Outdoor spaces help highlight the natural beauty of Southwest Montana’s rural landscapes and provide functional areas for relaxation and entertaining.

5. Energy Efficiency Matters

- Incorporating energy-efficient windows, HVAC systems, and appliances is a selling point for eco-conscious buyers. It also aligns with the sustainability goals of many homeowners in Southwest Montana.

Key Metrics from Market Analysis

To better understand the market for five-acre lots in Southwest Montana, we analyzed data from recent property transactions and construction trends:

- Average Days on Market: Homes on five-acre lots tend to stay on the market slightly longer than those on smaller lots. With a typical range of 90 to 120 days. However, high-end homes built on these parcels often command premium prices, justifying the extended sales timeline.

- Key Factors: The time frame depends on factors like market demand, pricing accuracy, location desirability, and the quality of the home's finishes.

- Percentage of Asking Price: Homes on larger lots typically sell closer to the asking price, reflecting strong demand for spacious, high-end properties.

- Dollars per Square Foot: High-end homes on five-acre lots often exceed $400 per square foot, driven by high-quality materials, insightful designs, and sought-after locations.

Economics of Spec Homes on Five-Acre Lots

Building spec homes on five-acre lots requires careful economic planning to balance costs, timelines, and buyer expectations. Here are some key recommendations:

- Optimal Home Size: Spec homes in this market typically range between 2,500 and 3,500 square feet. This size is large enough to appeal to high-end buyers but manageable in terms of construction costs and timelines.

- Per Foot Construction Cost Range: Building costs for high-quality spec homes on five-acre lots generally fall between $250 and $400 per square foot, depending on finishes, location, and design complexity. Developers should plan for a total build cost range of $625,000 to $1.4 million per home, plus the cost of the lot.

- Average Days on Market: With a typical range of 90 to 120 days, homes on five-acre lots tend to stay on the market slightly longer than those on smaller lots. However, high-end homes built on these parcels often command premium prices, justifying the extended sales timeline.

- Build Timeline: To keep costs manageable, developers should target a construction timeline of 18-24 months per home.

- Average Lot Price: The price for a 5-acre lot in Southwest Montana

typically ranges between $25,000 and $75,000 per acre, depending

on factors such as accessibility, available amenities, location, privacy, scenic views, and various other factors influencing the overall appeal.

- Return on Investment: Developers should aim for a 15-20% profit margin, factoring in both construction costs and the time it takes to sell. Pricing homes between $1 million and $2 million ensures alignment with market demand.

- Managing Cost: Managing costs effectively is vital for maintaining profitability. Key cost factors include balancing construction expenses and lot prices. Staying within budget is crucial to achieving a desired profit margin without raising the sales price, as higher prices can narrow the buyer pool, increase days on market, and lead to additional carrying costs. Thoughtful planning and cost management play a significant role in reducing risks and optimizing returns.
